The Courtyard Apartments will provide government-funded public housing in a mid-rise, mixed-use building between downtown and burgeoning midtown Sacramento. Holmes is delivering full structural engineering services for the development, one of the first mass timber projects in the state capital. Beyond paving the way for more mass timber construction in Sacramento, Holmes is proud to contribute to the Courtyard Apartments as an emblem for more sustainably built affordable housing in the Golden State.
The ground floor of this five-story building will showcase retail cafe space: two exposed CLT (Cross-Laminated Timber) shear walls secured by custom connections will draw the public in with the natural appeal of wood. Levels two through five will hold affordable housing units. The fifth floor will feature an outdoor community gathering space with exposed glulam beams and columns, as well as a landscaped terrace.
CLT was selected for its energy efficiency, quick constructability, and aesthetic warmth. The structural design of Courtyard Apartments hinges on light wood framing with exposed CLT shear walls and exposed CLT (floor and roof) diaphragms. Given the lack of prescriptive applications for CLT in California Building Code, Holmes will undertake Alternative Materials and Methods Requests (AMMRs) to justify all CLT elements. Throughout the AMMR process, Holmes will leverage its successes permitting and constructing mass timber buildings in California.
